Single-Family Rental Market Sees Stable Growth This Summer

Single-family rent prices have remained stable through the summer. According to a recently released Single-Family Rent Index from CoreLogic, a provider of property information, there was a 2.8% year-over-year increase in rents for single-family properties. Before 2020, rent growth typically ranged between 2% to 4%, averaging 3.4%. High-end rental properties saw rents grow by 2.9%, compared with 1.8% in July 2023, while low-end rents dropped by 0.2% year-over-year, a shift from the 4.2% increase

Sales of Existing Homes Declined in August

Existing-home sales are declining. In August, existing-home sales dropped by 2.5% month-over-month to an annual rate of 3.86 million, according to housing market platform Zillow. Compared with the same time last year, existing-home sales dropped by 4.2%. This decrease in sales comes as the median home sales price saw a slight increase. In August, the median home sales price was $416,700, up 3.1% from a year ago but lower than the 3.9% increase seen in July.
